Microsoft:
When my wife and I decided it
was time for a bigger home, we took a look at current market
conditions and decided we’d attempt to sell our place
ourselves. After plenty of homework on the FSBO process,
determining a price, creating a marketing plan, showing our
home to dozens of “lookers”, and holding a couple of open
houses, we found a buyer. While to us it seemed like the
hard part was over, the headaches were really just about to
begin. We worked very hard to make sure all of the
paperwork was in order. We made sure the buyer was
pre-approved. We did everything we felt we could around our
full-time work schedules and felt confident everything would
close as agreed.
The week of our closing date,
we got a call from the buyer’s agent explaining there were
some problems with the loan. This triggered a whirlwind of
extensions and other addendums to keep the sale under
contract. After a month of escrow, the last thing we wanted
to do was re-list our home and start over. So we extended
the closing date. Several times. But after two weeks of
extensions, the buyer backed out of the deal, claiming loan
problems.
Needless to say, this was a
huge setback for us. We realized at this point we needed a
real estate professional to take over, find a qualified
buyer, and close the transaction. After a tremendous
